The place, in one paragraph

Muscat Hills is one of Oman's original ITCs and its first integrated golf-and-residential community — roughly 300 low-density residences carved into the hills directly across from Muscat International Airport. It was conceived in the mid-2000s as part of the same freehold-opening wave that produced Al Mouj, but chose elevation, privacy, and a PGA-certified 18-hole course (opened 2009) instead of the coastline. Product mix: villas, townhouses, and apartments. Life gathers on the roughly 660-metre Muscat Hills Boulevard (opened 2023) — the walkable heart of the enclave for cafés and small shops.

Why people choose it

  • Lower entry price than Al Mouj or Muscat Bay — 4-bed townhouses start around OMR 140,000, 5-bed golf-view villas run OMR 250-300k. Cheapest ITC freehold you can buy in Muscat.
  • Airport in ten minutes. For frequent flyers, digital nomads splitting time between countries, and business owners with regional travel, the runway proximity is the single strongest pull.
  • Genuine golf lifestyle. The reworked La Vie Club, floodlit driving range, and clubhouse terrace anchor daily rhythm — mornings on the course, evenings on the Boulevard.
  • Elevation + privacy. Hilltop siting gives distant views and quieter air than the coast; low-density gated planning keeps it calm year-round.
  • Being re-energised. Ominvest's La Vie is adding villas, apartments, serviced apartments and a Tivoli-managed boutique hotel. Savills recorded a 15% quarter-on-quarter jump in 4-bed villa rents in Q2 2025 — analysts group it with Al Mouj as one of the city's fastest-appreciating addresses.

The trade-offs to name early

  • No beach, no waterfront. That's Al Mouj's and Muscat Bay's ground. Muscat Hills sells golf and elevation instead — if the sea is what drew you to Oman, this isn't the address.
  • Airport noise. The ten-minute proximity that's a feature becomes noise exposure per plot. We check the specific unit before you commit.
  • Car-dependent. Walkability is limited to the Boulevard and the clubhouse. Anything larger requires driving.
  • Thinly-traded resale. Fewer transactions than Al Mouj means less pricing transparency. Listings sit on Dubizzle, Bayut, and specialist agents. Verify against live stock before forming a view.
  • Prices have already run. The current appreciation cycle is real — but you're buying off a base that's grown, not into a market bottom.
